Is Your Tiny Home Covered at a Campground?
When your tiny home on wheels is parked on a leased or licensed campground site, it should be covered by your building insurance policy. The key requirements are that the policy doesn't have a specific location restriction that excludes campgrounds or commercial sites, the policy acknowledges the home is on wheels (not a permanent foundation), and you notify your insurer if you move sites regularly.
Some building insurance policies for homes on wheels require you to specify the current location and notify the insurer when you relocate. If your policy has this requirement, always inform your insurer when you move to a new site โ failure to do so could affect a claim.
Public Liability at Campgrounds
Public liability is particularly important when your home is at a campground. Your home is in close proximity to other guests, shared infrastructure, and the campground operator's property. If your home causes a fire that spreads to neighbouring homes, or a visitor to your home trips and is injured, you need adequate public liability cover.
Most specialist tiny home building policies include public liability. Check the limit and ensure it's adequate โ $1 million is typically a minimum.
What the Campground's Insurance Does (and Doesn't) Cover
It's important to understand that the campground's own insurance covers the campground โ the land, the facilities, the operator's infrastructure โ not your home or belongings. As a site tenant, you are responsible for your own building and contents insurance.
The campground may ask for evidence of your public liability insurance as a condition of your site agreement. Having a certificate of currency ready is useful when renting a site.
